Foundation

  • Walls: 10” poured concrete (3000 psi).
  • Foundation walls/footings: sprayed on asphalt damp proofing.
  • Basement floors: 4” thick (4000 psi), power troweled to a smooth finish.
  • Floors: set on a compacted crushed stone base.
  • Foundation drainage: 4" perforated pipe installed at the foundation base, set in crushed stone around the perimeter leading to several drywells.           

Framing

  • Rough framing lumber: No. 1 or 2 spruce-pine-fir:
        Fb = 1000 psi, Fv = 70 psi, E = 1,300,000 psi.
    Engineered lumber (Laminated Veneer Lumber – LVL) :
        Fb = 3,100 psi, Fv = 290 psi, E = 2,000,000 psi.
    (Fb is bending stress; Fv is shear stress; E is modulus of elasticity)
  • Exterior walls: 2" x 4" studs @ 16” on center with 1/2” CDX exterior-grade plywood sheathing and covered with Tyvek house wrap.
  • Roof sheathing: 5/8" fir CDX plywood.
  • New construction and historic reconstruction: brought up to current code. 
  • Lumber dimensions: meet or exceed current building codes.

Roofing

  • Pitched roofs: 30 year Certainteed architectural asphalt shingles with 6 feet of ice and water barrier.
  • Flat roofs: .060 EPDM rubber membrane.

Windows and Doors

  • Windows/doors: Andersen double-hung/casement/awning/French wood hinged high performance, tilt, low E, with Simulated Divided Lite (SDL) grids and screens.
  • Front doors: solid wood (fir).

Exterior finish and trim

  • Exterior siding: is 1/2" x 6" pre-primed red cedar clapboard.
  • Trim and corner boards: pre-primed pine.
  • Some replicated historic details are fabricated in mahogany and assorted hardwoods.
  • Clapboard and trim: one coat of primer and two finish coats of Benjamin Moore historically-correct paint.
  • Aluminum gutters and downspouts: lead to several drywells.
  • Balconies (upper decks): mahogany decking and cedar rails.
  • Pressure treated wooden deck or paved patio off the 1st floor rear entrance - builder’s discretion.

Interior, Finish

  • Floors: white or red oak (2 1/4" and 3") one coat of sealer and two coats of clear finish, light sanding between coats.
  • Porcelain tile: bathrooms and laundry room floor.
  • Stone tile: front foyer and foyer closet.
  • Walls, ceilings and closets: covered with 1/2” blueboard with veneer plaster troweled to a smooth finish.
  • Interior walls: primed and finished with two coats of Benjamin Moore paint.
  • Main staircase to 2nd and 3rd floor: oak treads, railings and newel posts with painted skirt boards, step risers and balusters.
  • Living room: Fireplace Xtrordinair 36” gas Zero-clearance fireplace with granite facing/hearth. Formal wooden mantel, built-in bookcases and media center surround the fireplace.
  • Interior doors: solid wood raised panel, primed with two coats of finish.
  • First floor: crown molding throughout.
  • Interior hardware, hinges, etc: satin nickel finish.
  • Closets: include shelving.

Kitchen

  • Oak floors.
  • Granite countertop with a full porcelain tile designer backsplash.
  • Kitchen island also with granite countertop.
  • Kohler cast iron farmers sink with Insinkerator disposal.
  • Cabinets: Omega, Shaker style cherry.
  • All stainless appliances: including DCS dual fuel 5 burner stove/oven, matching designer stainless exhaust fan/hood, Amana refrigerator, Bosch dishwasher, GE microwave.
  • Recessed lighting in the ceiling.
  • Water supply for icemaker.

Plumbing and Bathrooms

  • Hot water heater: 70 gal. (gas or electric).
  • Washer and electric dryer: hook-ups and vent installed; fiberglass pan and drain installed for washer.
  • Two exterior water spigots.
  • Bathroom and shower floors are tile. Tub and shower walls are tile. Shower bases are copper pan. Shower doors are frameless glass.
  • Bathtubs: 5’ fiberglass or cast iron.
  • Bathrooms: vanities (granite tops) or pedestal sinks.
  • Bathroom fixtures: Kohler, in white.

Heating and Air conditioning

  • Heat is forced hot air by gas with two units. 1st and lower playroom/office floor has a unit in the basement utility room.  2nd and 3rd floor furnace will be located in the attic and vented through the roof. The heating systems consist of 90% high efficiency American Standard furnaces.
  • Central air conditioning is provided through the same system (2 zones).

Electrical and Utilities

  • Utilities are underground except for 16 Watson Street.
  • 200-amp service with 40-circuit panel in basement utility room.
  • All rooms have a switched outlet or overhead lighting.
  • All rooms pre-wired for CATV and telephone.
  • Recessed lighting provided throughout all units.
  • Bathrooms have fan and light combination.
  • GFI circuits installed where needed.
  • Wired smoke detectors.
  • Wired security alarm system installed.
  • Exterior lighting at both entrances.
  • CAT 5 wiring installed throughout each unit.                                                                    

Driveway and Walks

  • Original Boston City Hall pavers, granite, grass pavers and/or paving stone.

Landscaping

  • All disturbed areas will be graded, loamed, raked and planted with sod. The foundation area will be planted with an assortment of shrubs of the builder’s choice and surrounded by bark mulch.
